Spray Foam Is Not Optional in a Bunkhouse

Steel is a thermal disaster. A bare 40ft sea can with no insulation reaches the same temperature as the outside air within about ninety minutes of the heat going off, and condensation forms on the interior wall any time the dew point inside meets the cold steel. The fix is closed-cell spray foam, applied to the interior walls, ceiling, and underside of the floor. Our standard bunkhouse spec uses 50mm (2 inches) of closed-cell foam on walls, 75mm (3 inches) on the ceiling, and 50mm under the floor between the cross-members. Tip: Match the Heat Source to the Power Reality on Site

If the site has hydro at the lot line, run electric baseboards plus a small wood stove as backup. If the site is fully off-grid on a 7kW Honda generator, run propane direct-vent and reserve generator capacity for lights, fridge, and bathroom ventilation. The mistake we see is buyers specifying electric resistance heat on a generator-only site; the genset cannot carry the load for six months without burning a fortune in diesel.

Propane Tank Sizing for a Six-Month Build

A 40ft bunkhouse with R-25 walls heated to 18°C through a Northern Ontario winter burns roughly 6 to 8 pounds of propane per heating-degree-day. A full winter heating season (October through April, around 5,500 heating-degree-days at the latitude of Cochrane) consumes around 1,500 to 1,800 pounds of propane total. Bigger tanks (1,000 gallons fresh, 750 black) stretch the schedule to weekly pumping.

Option 2: Septic Hookup (when the bunkhouse stays in one place)

If the bunkhouse sits on a permanent or semi-permanent site (a farm, a cottage property, a long-term construction yard), running it into a properly sized septic system is the cleanest solution. A six-bed bunkhouse adds the wastewater load of roughly three additional bedrooms, which most existing rural septic systems cannot absorb without expansion.
