A modification adds parts to a stock container. The box still functions as storage. The cost is moderate and scales with scope, the work is done at our Brantford yard or a partner shop before delivery, and the box arrives ready to work.

A conversion repurposes the container into a different building entirely (office, cabin, restaurant, pool). The cost is much higher, often several times the price of a comparable modification, the work is done by specialized conversion contractors after we deliver the base box, and the regulatory path involves the Ontario Building Code for occupied space.

Which container modifications do Ontario buyers actually request?

Doors and access

Man-doors (steel personnel doors cut into a side wall) for daily walk-in access without opening the heavy cargo doors. Roll-up doors for high-frequency loading. Sliding doors for tight-clearance placements. Double-door containers for tunnel access. Side-opening containers for forklift loading along the entire length. Each door type has different cost, security, and weatherseal trade-offs. The choice depends on how often you access the container and what equipment moves through it.

Security hardware

Lockboxes (welded steel housings over the door handles that prevent bolt-cutter attacks), high-security puck locks, slam locks for unattended sites, bolt-cutter-resistant hasps, and motion-detection alarms for remote properties. Stock containers ship with basic lockbox provision; the upgrades depend on your security risk and the value of stored contents.

Ventilation and moisture control

Passive roof vents (the standard recommendation – two vents minimum for any Ontario container to prevent winter condensation), powered exhaust fans for closed-spaces with humidity-generating contents, desiccant systems for sensitive storage, and dew-point management for any climate-controlled container. Vents are the cheapest modification with the largest practical impact on long-term container condition.

Insulation and climate

Closed-cell spray foam (R-value 6-7 per inch, the right answer for most Ontario climate work), rigid foam panels for budget builds, factory-insulated containers (made at the manufacturer, available at a premium), and full HVAC installs including mini-split heat pumps and packaged rooftop units. Electrical

Most exterior modifications are cosmetic but the rust-prevention work (epoxy + zinc primer) is structural and extends container life by ten to fifteen years if done properly.
