A shipping container converted into a backyard suite is one of the most disciplined spaces an Ontario homeowner can build. It is small, sealed, well insulated when done properly, and walled in Corten steel. What Does the Ontario Building Code Require for Container ADU Smoke Alarms?

The Ontario Building Code sets the smoke alarm baseline for a container ADU, and the carbon monoxide side lives in the Ontario Fire Code (O. Reg. 213/07), which took on significant updates effective January 1, 2026. The summary below maps what a container ADU needs to clear, but always confirm the current text against the official documents before you sign off on any electrical plan.

Every dwelling unit in Ontario requires at least one smoke alarm on every storey and mezzanine. In a container ADU, that almost always means one storey, so one storey-level alarm minimum. On any storey that contains a sleeping room, an additional alarm is required in a location between the sleeping rooms and the remainder of that storey. If a hallway separates the sleeping room from the living area, the alarm sits in that hallway. In a 20ft container suite where the bedroom is at the back and the living kitchen is at the front, that placement is straightforward. In a 40ft suite with a longer central corridor, the math is the same but the geometry changes.

Where more than one smoke alarm is required, the alarms must be interconnected. When one sounds, all sound. That is the rule that catches most container ADU projects by surprise. People assume two standalone battery alarms are enough. They are not. The interconnection requirement is what protects a sleeper at the back of a deeply insulated container from a kitchen fire at the front. Without interconnection, you might not hear the kitchen alarm until the smoke reaches you, and in a sealed container that delay can be the difference between waking up and not.

The typical Brant County container ADU alarm baseline

In the Brant County area where we deliver most of our ADU containers, a standard single-storey backyard suite lands on a predictable alarm baseline: two interconnected photoelectric smoke alarms (one in the sleeping zone, one in the living zone) plus one carbon monoxide alarm, hard-wired with battery backup. That is the common starting point for a 20ft conversion. Anything beyond it depends on the layout, the number of sleeping rooms, and whether the unit stacks into a second storey. The steel does not change the requirement. The function of the space does.

Photoelectric or Ionization Alarms in a Steel Container?

For a container ADU, photoelectric smoke alarms are the right choice, and in many cases the only compliant one. Two smoke alarm technologies exist in the Canadian market: ionization and photoelectric. Both meet CAN/ULC-S531. But the moment your container ADU is configured as a secondary suite to an existing main dwelling, the rules tighten. All smoke alarms in a house with a secondary suite must be photoelectric and interconnected. That includes the alarms in the main house and the alarms in the container ADU. Mixing technologies is not permitted in that configuration.

Photoelectric alarms detect smouldering fires faster. They use a light beam inside a chamber and trigger when smoke particles scatter the beam. Ionization alarms detect fast-flaming fires faster but produce more nuisance trips near cooking. For container ADUs, the practical recommendation runs the same direction the code already pushes you: photoelectric across the board. That means the older ionization alarms in the main house need to be swapped for photoelectric at the same time the container alarms go in. Plan that into the electrician’s quote up front so you are not surprised by the change order during inspection.

Where Do Smoke Alarms Go in a 20ft and 40ft Container ADU?

Smoke alarm placement in a container ADU follows the same logic as any dwelling, but the tight steel geometry makes the spots non-obvious, and placement is where most container ADU drawings get amateurish. The alarm symbol gets dropped on the floor plan without thought for the geometry of the unit. Two practical layouts are worth walking through.

A typical 20ft container ADU sits at 6.06 metres long by 2.44 metres wide. The interior, after spray foam and stud wall, is roughly 5.6 metres by 2.1 metres. A common layout is a sleeping zone at the back (about 2.2 metres), a wet wall and bathroom in the middle (about 1.4 metres), and a kitchen-living combo at the front (about 2.0 metres), the kind of interior we walk through in our guide to turning a box into a livable unit. In that layout, one photoelectric smoke alarm goes in the sleeping zone, one goes in the kitchen-living combo, and the two are interconnected. A CO alarm joins them adjacent to the sleeping room.

A 40ft High Cube ADU at 12.19 metres by 2.44 metres has more options, the same extra headroom that makes the High Cube popular for backyard workspace builds where a separate sleeping room is not in play. A common layout has a bedroom at the back (3.5 metres), a bathroom (1.8 metres), a galley kitchen and dining area (3.5 metres), and a living room at the front (3.4 metres). The smoke alarm placement in that layout: one in the bedroom, one in the central hallway between bedroom and kitchen, one at the living-room ceiling. All three interconnected. Ceiling height matters too. In a standard 8ft 6in container the ceiling sits about 2.45 metres above the finished floor before spray foam. After spray foam and any drywall, you might lose 30-50 mm. In a 9ft 6in High Cube the headroom is more generous and the alarm sits in clearer airflow. Either way, do not mount the alarm directly above a kitchen cooktop or within 1 metre of a bathroom doorway where steam will trip it.

What Are the Carbon Monoxide Alarm Rules After January 2026?

Carbon monoxide alarm rules for a container ADU tightened when the Ontario Fire Code changed on January 1, 2026. The previous rules required a CO alarm adjacent to each sleeping area in homes with fuel-burning appliances. The 2026 update keeps that requirement and adds a new one: a CO alarm on every storey of the dwelling, including storeys that do not contain a sleeping area. For most container ADUs this is a single-storey unit, so the new every-storey rule reads as the same single-alarm requirement, but for stacked-container two-storey ADUs the rule doubles.

The trigger for needing a CO alarm at all is one of three conditions: a fuel-burning appliance in the dwelling (gas range, propane furnace, wood stove), a fireplace, or an attached garage. Many container ADUs use electric heat pumps, electric stovetops, and electric water heaters precisely because the unit is designed for off-grid solar or simplified electrical loads. If the unit is fully electric and not attached to a garage, the strict OBC reading is that a CO alarm is not required. But the practical recommendation from every electrician we work with is to install one anyway. The cost is minimal, the protection is real, and any future appliance swap that adds a fuel-burning element makes the CO alarm required by code instantly.

CO alarms must conform to CSA 6.19 or UL 2034. A common-format combination unit that meets both CAN/ULC-S531 (smoke) and CSA 6.19 (CO) is widely available and is the practical buy for a container ADU. The combination unit reduces ceiling clutter, simplifies wiring, and handles both protection requirements in one device. Verify the unit is hardwire-capable and includes a sealed long-life battery backup.

Ontario Fire Code O. Reg. 213/07: CO alarm change effective 2026-01-01

Per Ontario.ca and the Office of the Solicitor General CO alarm requirements update (published 2025-12-17), the updated requirements apply to detached and semi-detached houses, townhouses, and cottages with fuel-burning appliances, fireplaces, or attached garages. CO alarms must be installed adjacent to each sleeping area AND on every storey of the home, including storeys without sleeping areas. This is a stricter rule than the pre-2026 placement.

Should Container ADU Alarms Be Hard-Wired or Wireless?

Interconnection for a container ADU can be hard-wired or, in a secondary suite, wireless. Interconnection used to mean hard-wired only. Run a low-voltage wire from one alarm to the next, splice into the same circuit, and a signal at one alarm triggers all of them. Wireless interconnection of smoke alarms is now permitted in houses with secondary suites. This was a meaningful change for container ADU projects, because running interconnection wire from the main house attic across a yard and into a backyard container suite is an electrical nightmare. Wireless interconnection lets the main-house alarms and the container alarms talk to each other over RF without requiring a continuous low-voltage wire bridge.

The Ontario Building Officials Association (OBOA) Building Code Advisory Services published guidance in 2024 confirming the intent: wireless interconnection is permitted specifically for houses with secondary suites. The National Building Code and the referenced CAN/ULC-S531 standard recognise wireless interconnection more broadly, but in Ontario the explicit allowance lives in the secondary-suite context. Outside of that context, your local Authority Having Jurisdiction may accept wireless on alternative-solution grounds, but the default expectation is hard-wired.

Practical takeaway: if your container ADU is a secondary suite to an existing main dwelling, wireless interconnection is on the table and probably the right call. If it is a standalone dwelling (a primary residence in container form on its own lot), hard-wire is the default and the cleaner inspection path. Talk to the electrician before the spray foam goes in. Interconnection wire is best pulled while the steel walls are still empty.

How Are Container ADU Smoke Alarms Powered and Backed Up?

Container ADU smoke alarms are powered from the dwelling’s AC service on a dedicated circuit, hard-wired with no disconnect in the run. This is the part that catches people. You cannot have a wall switch that turns the smoke alarm off. The circuit needs to be uninterrupted between the breaker panel and the alarm itself.

Battery backup is also required, sized to maintain alarm function for at least seven days in normal standby plus four minutes of active alarm during a power outage. Most modern hard-wired alarms come with a sealed 10-year lithium battery that satisfies this requirement automatically and lasts the full service life of the alarm. Replacing the alarm at 10 years is the maintenance cycle, not replacing the battery at the chirp.

Container ADUs that run on solar with battery storage need extra thought here. The smoke alarms still need to be on the AC side of the system, fed from the inverter through the breaker panel like any other lighting circuit. They cannot be the first thing dropped when the battery bank gets low. Confirm with your electrician that the alarm circuit is on a non-shedded leg.

The wiring-while-empty rule

Run the alarm interconnection wire BEFORE the spray foam goes in. Once the foam is sprayed against the inside of the steel walls, fishing wire later becomes a destructive process. Every container ADU project we have delivered for buyers doing the conversion themselves goes the same way: the buyers who pulled wire on day one finished on schedule, and the buyers who said “we will figure that out later” spent an extra weekend cutting foam.

What ESA Certification Does a Container ADU Need?

A container ADU needs an Electrical Safety Authority (ESA) permit, inspections, and a Form 1 connection authorization before anyone can occupy it. The Electrical Safety Authority of Ontario regulates the electrical side of every dwelling, including container conversions. A licensed electrical contractor pulls a permit before any wiring work starts. The work gets inspected at rough-in (after wiring is run but before drywall and spray foam) and again at final connection. The ESA Form 1 connection authorization is the document that confirms the electrical install passed inspection. Without it, no inspector will sign off on occupancy.

For container ADUs specifically, the ESA inspector wants to see: licensed contractor on the permit, smoke alarm circuit on a dedicated breaker with no disconnect switch in the run, hard-wired alarms or wireless-mesh alarms on the listed CAN/ULC-S531 standard, interconnection verified by physical test (sound one alarm, verify all sound), CO alarm on its own listed device or as part of a combination unit, and battery backup confirmed in each device.

The ESA permit for a typical container ADU carries a standard fee set by the current ESA schedule, and the inspection itself is included in that permit. The licensed electrician handles the paperwork and folds the cost into the electrical quote. The buyer’s responsibility is to confirm the contractor is licensed and the permit is real. The ESA website lists every licensed contractor publicly, and verifying the contractor’s status before signing the quote is the simplest scam check in the industry.

What Happens on Delivery Day Before the Inspection?

On delivery day, Van Blanc delivers the steel and sets it on your prepared pad. The electrical, plumbing, and alarm installation all happen after the container is sited. Most buyers ask whether we can pre-install alarms at our Brantford yard before delivery, and the honest answer is no. The reason is regulatory. The alarms need to be installed by a licensed electrician at the final site, wired into the dwelling’s actual electrical service, and inspected in place. Pre-installation at our yard would not pass an ESA final inspection because the wire termination would be remade on site anyway.

What we do install at the yard, where requested, is the rough framing of the wall studs and the conduit pathways for the electrical run. That means when the licensed electrician arrives at your site after delivery, the steel is already laid out to accept wiring. The conduit is in place. The studs are spaced for drywall. The electrician’s job becomes pulling wire and terminating into devices, which is the fastest and cleanest version of the install.
