Stacking two shipping containers builds a cabin upward instead of outward, so one footprint holds two floors. The upper container becomes the roof of the lower one, the second storey lifts the bedrooms above the living zone, and a narrow or treed cottage lot stays mostly intact. A side-by-side build doubles the land you clear instead.

A 40ft container laid flat gives you about 320 square feet of floor space. Add a second 40ft beside it (a side-by-side build) and you double the footprint but you also double the land you need to clear, the footings you have to pour, and the roof you have to bridge between them. Stacking flips the math. Two 20ft units on top of each other still need only one footprint, the upper container becomes its own roof for the lower, and the second floor pulls the bedrooms out of the daytime living zone.

For Ontario cottage builds where the lot is narrow, treed, or sloping toward a lake, that vertical strategy matters. The cabin reads taller and lighter from the water. Plan A: Twin 20ft Stacked, Aligned

Two 20ft containers, one directly on top of the other, corner castings aligned. Lower unit is open-concept living plus a small kitchen. Upper unit is a bedroom with a corner cut for stairs and a small window facing the view. Total: 320 sq ft over two floors, plus whatever deck you add. This is the simplest stack the engineer will approve, because all the load paths line up vertically and the welded connections go straight castings-to-castings. It is also the lowest-cost stack to build turnkey, because the aligned load path keeps the welding and engineering simple, and the final number moves mainly with your interior finish level.

Plan B: 40ft Lower with 20ft Upper Offset

One 40ft container on the ground, one 20ft set on top but pushed to one end, creating a 20-foot cantilevered cover at the other end of the lower unit. That cantilever becomes a covered porch with the upper unit’s floor as its ceiling. The bedroom upstairs is smaller (one 20ft) but the downstairs lives larger because the porch shelters the front door. Total: 480 sq ft enclosed plus the covered porch. This plan needs a structural engineer’s review because of the offset load path, and the welded reinforcement bill is higher than Plan A, so it sits a step above Plan A on a turnkey basis.

Plan C: Twin 40ft Stacked with Deck Bridge

Two 40ft containers, stacked aligned, with a separate deck (often 12 by 16 feet) cantilevered off the upper level facing the water or the back yard. A buyer in the Kawarthas calls in late winter wanting a small cabin on a 60-foot waterfront lot. The trees behind the build envelope cannot come down. A 40ft container laid flat needs 8 feet of clearance off each side for the build envelope; the trees would not allow it. Why Should the Upper Container Be One-Trip?

The upper container in a stacked cabin should be a one-trip unit because it becomes the roof, takes the most complex welding, and is the most visible steel on the build. For a stacked cabin, the grade decision matters more than for a single-container project. The lower unit can be a Cargo Worthy or Wind & Watertight (cosmetic wear is fine because the lower unit gets clad, painted, or otherwise dressed up regardless). But the upper unit needs to be in better shape, ideally one-trip, for three reasons. First, the welding work on the upper unit is more complex. Welds want clean steel. A WWT container with surface rust over the corner castings needs grinding, sometimes patching, before the engineer’s specified weld pattern can be laid. That grinding adds labour hours and inspection cycles. A one-trip container has factory-fresh corner steel.

Second, the upper unit’s roof becomes the cabin’s actual roof. WWT and CW grades are warranted weather-tight at the time of sale but their corrugated steel roofs are 10 to 15 years old by the time you get them. Adding a metal cap roof over a used container is doable, but most cabin builds end up doing exactly that anyway, which adds to the build. Starting with a one-trip upper means you get factory paint, factory weather sealing, and a 25-plus year functional roof life without the cap.

Third, when the cottage gets appraised for insurance or resale, a one-trip upper photographs cleanly. The appraiser sees new-looking steel. The insurer sees lower maintenance risk. The stairs are where most rookie plans fail. Indoor stairs inside a 20ft container eat 24 to 36 square feet of floor space on each level, which is 7 to 11 percent of your usable space. Outdoor stairs (an exterior steel stair running up the side of the cabin to a small landing and the upper-unit door) preserve the interior floor space and read more cabin-like, but they expose you to weather and ice during shoulder season. A May-to-October seasonal build can absolutely run the stairs outside and save the floor space.

The Stair Footprint Math
