The first year of a container’s life on your property is the most informative. The unit has just arrived, the ground underneath is brand new contact, the doors have not yet been opened in a thousand seasonal cycles. What happens in Year 1 tells you what the next 30 years will look like.

About six months after delivery, walk around the container and look for three things. First, the shimming. Container blocks settle into soft ground over the first winter. If a corner has dropped half an inch, the door frame distorts and the gaskets stop sealing. Re-shim before that becomes structural. Second, water pooling. Water should never sit against the steel. If it pools at one corner during a heavy rain, raise that corner with a treated block or a railroad tie. Third, the seal lines. Open and close every door. They should swing without forcing. If a door drags, the unit is twisting under its own weight, which means the supports are uneven.

Lubricate the hinges and the cam-lock rods with a penetrating spray (the same kind used on industrial bay doors). Do this twice in Year 1, once in May and once in October. After the first year you can drop to once annually if the steel is dry, but Ontario’s humidity usually justifies the twice-a-year cadence for the full life of the container.

The Year 1 ground-prep mistake

The single most common Year 1 problem is poor ground prep. Containers placed directly on grass or untreated soil sit in moisture for six to nine months a year. The bottom rails (the longitudinal beams along the base) start to develop pitting corrosion that you cannot see without lifting the unit. If your container is sitting on dirt right now, the fix is simple: jack each corner, slip a treated 6×6 or a concrete pier under it, and lower it back down. This single intervention adds 10 years to the structural life.

How much maintenance does a container need in Years 2 to 4?

Years 2 through 4 are the quiet years. The container has settled, the supports have proven themselves, the seals are doing their job. Maintenance during this window is minimal but not zero.

Twice a year, walk the container and look for surface marks. Ontario hail can ding the roof. A tractor mirror can scrape a wall. A snow plough can throw a chunk of icy gravel against the lower panel. Each of these creates a paint chip that exposes bare steel. Left alone, the chip becomes a rust spot. Caught in Year 2, it is a 30-second fix with a wire brush, a rust-converter primer, and a touch-up paint pen. The same fix in Year 5 is a 30-minute panel-grinding job.

Inside the container, watch the floor. Marine plywood floors are tough but they are not waterproof. If you are storing damp equipment or running a humidifier (rare, but it happens with reefer conversions), the plywood absorbs moisture and the underside of the floor starts to delaminate. A simple roof vent or a passive vent grille in the door panel solves 80 percent of moisture problems before they start.

Check the gaskets around the doors. Rubber gaskets harden after about 4 years of UV exposure. If you can pinch the gasket and it does not spring back, it is on borrowed time. A full gasket replacement is a Year 5 or Year 6 job, but flag it during the Year 2 to 4 window so you are not surprised.

What happens at the Year 5 maintenance milestone?

Year 5 is the first real maintenance milestone. By now the original factory paint has weathered through five Ontario summer-winter cycles. The chalking is visible. Surface rust will have appeared on at least two or three spots, usually around the bottom rails, the corner castings, or wherever the unit was tied down during transport.

If you did the Year 1 ground prep correctly and the Year 5 spot treatment thoroughly, this window should be uneventful.

One thing to watch during this stretch is the roof. Container roofs are the most exposed surface and the hardest to inspect because most people never look up there. Pull a ladder up every 18 months and walk the roof (or stand on a step-ladder and look across it with a flashlight). You are looking for ponding marks, paint bubbling, and any spot where snow has been packed against the same corner for repeated winters. Ontario snow loads are not extreme, but freeze-thaw cycling against a stuck snow patch will eat paint faster than any other exposure.

Two jobs happen at Year 10: a full repaint of the walls, doors, and lower panels, and an elastomeric roof recoat. These are usually scheduled together because the prep work for both involves the same wash-down, the same scaffolding, and the same weather window (a stretch of dry days in May or September).

The wall repaint is straightforward. Pressure wash, light scuff sand, prime any bare-steel spots, and roll on two coats of industrial direct-to-metal enamel. The full job uses about three gallons for a 20-foot unit and five gallons for a 40-foot. Plan a four-day weather window: one day prep, two days paint (with a 24-hour cure between coats), one day buffer for weather.

The roof recoat is the bigger investment. An elastomeric roof coating is a thick rubberised membrane that flexes with the steel through hot-cold cycles and seals every seam and screw against water intrusion. Quality elastomeric coatings, applied at the correct thickness (20 mils gets a 10-year warranty; 30 mils gets 18 to 20 years), add a full decade or more to the roof’s effective life. Done correctly, a Year 10 repaint and recoat resets the container’s clock. The unit will look almost new and will perform like a 5-year-old unit for the next decade. The materials investment scales with the footprint (a high-cube 40-foot needs more paint and coating than a standard 20-foot); the labour is two weekends of your time or one week of a hired painter.

How easy is maintenance in Years 11 to 14?

Years 11 to 14 are the easiest stretch of a container’s whole life. The new paint is sealed, the roof is membrane-coated, the gaskets are fresh, and the structural integrity is proven. Maintenance during this window drops back to Year 2-to-4 levels: twice-yearly walk-arounds, hinge lube, gasket checks.

One thing to track during this window is hardware. Cam locks, retainer rods, and door handles have moving steel parts that wear out independently of the body steel. By Year 11 or 12 you may see a sticky cam lock or a worn handle. Replacement parts are cheap and available from any container supplier or industrial-hardware shop. Fix these as they appear rather than waiting for a sticky lock to become a stuck-shut container.

Year 13 or 14 is also a reasonable window for a second elastomeric roof coat at 10-mil thickness if your original Year 10 application was the 20-mil version. The maintenance recoat extends the membrane life another 8 to 10 years without requiring full removal of the existing coating.

What does a Year 15 structural inspection cover?

Year 15 is the structural milestone. The container has lived through 15 Ontario winters, 15 summer humidity peaks, and probably a few weather events you’d rather forget. The cosmetic surface, if you followed the schedule, is in Year-5 condition. The structural steel underneath is the real question.

A Year 15 structural inspection is more thorough than the cosmetic walk-arounds of earlier years. Three areas matter most: the bottom rails (the longitudinal beams along the base), the corner castings (the eight cast-steel cubes at each corner that bear the container’s full load), and the floor cross-members (the transverse beams that support the marine plywood).

The bottom rails are checked from underneath. Jack the unit just enough to slide a creeper under and look for pitting, perforation, or any spot where the steel is thinner than it should be. A 2-millimetre original wall thickness should still measure at least 1.5 millimetres at Year 15. If it measures 1 millimetre or less, that section needs welded reinforcement.

The corner castings are usually fine. They are heavy-wall steel castings engineered for ocean transport loads and they rarely degrade in stationary use. A visual check for cracking or significant rust is enough.

The floor cross-members are the third concern. If interior floor sections feel spongy underfoot, the cross-members below may be rusted. This is usually fixable with bolt-in reinforcement plates, but it is a Year 15 job, not a Year 25 job. Caught early it is straightforward; ignored, it propagates and ends the container’s structural life prematurely.

When the Year 15 inspection finds a problem

The most common finding at Year 15 is moderate pitting along one bottom rail (usually the side that has faced prevailing wind for 15 winters). The fix is a welded steel plate, about 6 inches by the affected length, ground smooth and painted to match. A mobile welder will do this in roughly two hours, and the cost tracks the welder’s call-out rate and shop time rather than anything to do with the container itself. Done at Year 15, this single repair pushes the container’s structural life to Year 30 or beyond. Skipped at Year 15, the pitting becomes perforation by Year 20, and at that point the repair scope expands to full bottom-rail replacement, which is rarely cost-effective.

Should you keep or replace a container at Year 20?

Year 20 is the decision point. A container that has followed the maintenance schedule above has another 10 to 20 years of structural life ahead of it, easily. A container that has been ignored may be at the end of its useful service. Either way, Year 20 is when the owner makes a deliberate choice about the unit’s next chapter.

For well-maintained containers, the Year 20+ plan is continuation. Repeat the Year 10 cycle: full repaint, fresh elastomeric roof coat, gasket replacement, hinge lubrication on a tightened schedule. The unit can run another 15 to 20 years in this mode, especially if the use case is stationary storage rather than active loading.

For containers that have been neglected, Year 20 is the honest conversation. Pitting may have become perforation. Doors may no longer seal. The roof may be developing pinhole leaks faster than they can be patched. In those cases, the most economical decision is replacement, with the old unit moving to end-of-life recycling and a factory-fresh unit off our Brantford yard taking its place. Steel containers are 100 percent recyclable; even a 40-foot unit in poor condition still carries scrap value, and what that recovery is worth rises and falls with the metals market.

The third option, which more buyers are choosing every year, is conversion. A 20-year-old container with sound structural steel but tired exterior cosmetics makes an excellent base for a workshop, a hunting cabin, a backyard studio, or a modified storage unit. That tired shell is also a good donor for one of the door, window, and insulation build-outs we cut at the yard. The structural shell costs nothing (you already own it), and the modification investment goes into use-value rather than purchase price.
