The flat-pack kit is the box-store and online route: pre-cut lumber or interlocking wall planks, hardware, and instructions, assembled panel by panel over a weekend or two. Quality inside this route spans an enormous range, from European-style interlocking plank kits that quote their wall thickness in millimetres down to bargain kits whose walls are oriented strand board in a frame so light it flexes in the wrapping. The kit price is the visible number; the floor kit, shingles, and base are often separate lines, an itemizing habit worth carrying over from every other structure we have covered in this series.
The panelized kit is the Ontario middle path, and companies around the GTA and Hamilton build a strong version of it: walls arrive as framed, sheathed panels built in a shop, and a day of bolting stands the building. You get shop-built squareness with kit pricing, and the assembly asks for two people and a level base rather than carpentry skill.
The prefab-delivered shed skips your labour entirely: the building arrives finished on a trailer and gets skidded into place. Eastern Ontario’s Amish-country builders made this format famous, and delivery is the constraint that matters, since a finished 10-by-16 building has to physically reach its spot through your gate, under your wires, past your maple. And the site-built shed is the carpenter’s route: most expensive per square foot, unlimited in design, and the only route when the shed must match the house or land on a spot no trailer reaches. The Base Options, Ranked by Lifespan
- Compacted gravel pad with treated skids: the workhorse. Four to six inches of compacted crushed stone drains water away from the skids and lets air move under the floor. - Concrete blocks or deck piers on gravel: lifts the floor frame clear of grade entirely, the right call on damp ground. Level them once, properly, because a shed racking on settled blocks is the commonest door-won’t-close story in the province.
- Concrete slab: the premium base and the only one that turns a shed into a shop. Also the one place the wood-versus-water rules bite hardest: wall plates on concrete want a sill gasket and treated lumber, or the slab becomes a wick.
- Bare ground: not a base. A shed set on lawn is a countdown, and the countdown is short.

The Thin-Panel Problem, Named Honestly

Sizing, Doors, and the Things Nobody Measures
Shed regret is nearly always dimensional, and it clusters on three numbers people skip while admiring window boxes.
Door width first. The standard single shed door is comfortable for a person and miserable for machines: a modern lawn tractor’s deck, a snowblower’s auger housing, and a contractor’s wheelbarrow all argue for a double door or an oversized single. Measure the widest thing that will live inside, add working slop, and let that number veto any layout it wants to.
Height second. Wall height is where cheap sheds shrink: a low sidewall means the loft is theoretical, the shelving stops at your shoulders, and hanging a kayak is origami. An extra foot of wall is cheap at order time and unbuyable afterward.
And thirdly, the approach. The shed’s spot needs a path wide enough for what enters it: the riding mower needs a ramp and a turn, firewood wants the shortest possible carry from the driveway, and whatever gets stored seasonally will be carried in exactly twice as often as you predict. A shed placed for looks and reached by lawn becomes a shed visited reluctantly; the ugly-but-adjacent spot wins in year two.

- What does the warranty actually say? The better makers publish multi-year structural warranties; read what voids them, because an unstained kit or a bare-ground base usually does.

Wood is the only shed material with a standing annual appointment, and honesty about it belongs in the buying decision. The list is short but real: inspect and touch up the finish (stain every few years, paint on its own cycle), clear leaves off the roof and out of any gutter line, check the grade around the base so splash and snowmelt drain away rather than toward, and watch the bottom course of siding and the door threshold, which are the first places trouble shows. An hour or two a year, faithfully spent, is the difference between the forty-year cedar shed and the fifteen-year one.
Skip-proofing does exist: metal roofing over the shingles question, cedar or composite trim at the splash line, and generous roof overhangs are all buy-once upgrades that shrink the annual list. What does not exist is a zero-maintenance wood building, and any listing implying one is selling you the photo, not the decade. Budget the hour, put it in the calendar beside the eavestrough cleaning, and the shed will outlast the argument about whether you needed it.
