Minden and the Highway 35 cottage spine
Minden is the operational anchor of the Township of Minden Hills, sitting on the Gull River in the Haliburton Highlands. Minden functions as a supply-and-services centre for the Highway 35 cottage corridor running north from Norland through to Dorset and the western edge of Algonquin Park. The drive from our Brantford yards is approximately 300 kilometres north-east, about four hours each way under normal traffic. The fastest route runs up Highway 400 and Highway 11 to Orillia, then east on Monck Road to Highway 35. We schedule Minden as a 1-3 days long-haul delivery on the Highlands timeline.
Minden Hills is cottage country by the numbers. The Minden Times, reporting the 2016 census, counted 2,830 year-round homes among the township’s 6,092 dwellings. More than half the roofs here belong to seasonal places, and those are the lots that end up needing a sea can bought for the off-season. It becomes the one locked spot for the outboard, the dock hardware and the snowmobile when the family heads south.
A sea can is a steel ISO shipping container, 8 ft (2.438 m) wide, built for ocean freight and sold on land as weatherproof storage. Around Minden people call it a sea can, a C-can, a sea container or a storage container. All four names describe the same box. Van Blanc sells them new and used, from ten-foot units for a tight cottage lot up to the 40ft high cube. Every Minden delivery ships from our 4 Brantford yards. Sea cans for sale in Minden land in 1 to 3 days.
Minden Sea Can Sizes and Inside Dimensions
Sea can sizes for a Minden property come down to two questions: what has to fit inside, and what the lane can take. Van Blanc publishes inside measurements on its own spec pages. Hold a boat, a sled or a stack of dock sections up against these numbers before you call.
| Box | Inside L x W x H (metres) | The same in feet and inches | Door opening, W x H | A Minden job it suits |
|---|---|---|---|---|
| 10ft | 2.840 x 2.350 x 2.393 m | 9 ft 4 in long, 7 ft 10 in high | 2.342 x 2.280 m | Tools and a generator on a small lot |
| 20ft | 5.898 x 2.352 x 2.385 m | 19 ft 4 in long, 7 ft 10 in high | 2.340 x 2.292 m | Boat motor, sleds, dock sections |
| 40ft | 12.040 x 2.337 x 2.388 m | 39 ft 6 in long, 7 ft 10 in high | 2.340 x 2.292 m | Resort or outfitter inventory |
| 40ft high cube | 12.040 x 2.337 x 2.692 m | 39 ft 6 in long, 8 ft 10 in high | 2.340 x 2.597 m | Tall gear, shelving to the ceiling |
Every box in the table is 7 ft 8 in wide inside. The 20ft needs less room than a 40ft for the tilt-deck to set it down. That makes a tilt-deck drop of a 20ft the easy fit on a treed cottage lot. A forty-foot box for a resort or marina doubles the floor. It also needs a longer straight run for the truck, so send a photo of the lane with your quote request.
The high cube with the extra foot of headroom pays off when the gear is tall or the shelving goes to the ceiling. Empty, a 20ft weighs 2,260 kg (4,982 lb). The 10ft row comes from the published spec sheet quoted on our 10ft page. For the shortest boxes, look at the 8 to 12 foot units.
The Minden Wild Water Preserve and the Gull River
The Minden Wild Water Preserve is a 100-acre park on the Gull River, approximately seven kilometres north-east of Minden on Horseshoe Lake Road. Whitewater Ontario owns and runs it privately for its members and their guests. The club calls the rapids beside it some of Canada’s best for park-and-play kayaking and canoeing. The course was a venue for the 2015 Pan Am Games. From August 29 to 31, 2025 it hosted the ACA Open Canoe Slalom Nationals and North American Championships.
Paddling on the Gull follows the open-water season. The clubs, instructors and outfitters who work the river need a dry, locked place for boats, gates and gear once the ice comes in.
For these buyers, a 20ft Wind & Watertight container at a Whitewater-Ontario-adjacent operator’s yard or paddling-equipment supplier base provides the working solution, holding off-season equipment and inventory through the November-to-April off-season window. Its 19 ft 4 in (5.898 m) of inside length lets canoes and kayaks lie flat on wall racks. The standard 20 foot sea can slides off a tilt-deck straight onto a gravel pad.
Gull River and Horseshoe Lake cottage corridor
The Gull River and Horseshoe Lake cottage corridors anchor the residential storage demand around Minden, with cottage and year-round-residential properties along both shorelines and the broader Highway 35 corridor extending north into the Highlands. For these buyers, a 20ft Wind & Watertight container on a gravel pad behind the cottage holds boats, watercraft, snowmobiles, and seasonal household items through the off-season. The Highland river-and-lake system is freshwater so 25-to-35-year service life expectations apply with no salt-air corrosion concern.
Many cottage lanes along the Gull River and off Horseshoe Lake Road wind through mature pines, with a tight turn near the water. Before Van Blanc books a Minden delivery, we ask about the lane. A tilt-deck wants a clear run of 12 ft or more in width, plus 14 ft or more of overhead room under branches and hydro lines. Buyers looking at storage containers in Minden usually want the box near the cottage. A level spot at the end of the lane saves a lot of carrying come May.
Christian, on serving the Minden Highlands route
“Minden is one of our long-haul Haliburton-corridor stops. Whitewater Preserve operators, Gull River cottage owners, Horseshoe Lake families, and the Highway 35 spine commercial operators. The drive from Brantford is about four hours via 401, 115, and 35. The relationship is the same one we have with customers fifteen minutes from our gate.”
Christian LeBlanc, second-generation operator. Raised around the Brantford yard and works it alongside Paul.
What container do Minden cottage owners actually buy?
Container demand by Minden use case
- 20ft Wind & Watertight : Most common Minden purchase. Gull River and Horseshoe Lake cottage-property storage, Whitewater Preserve operator off-season storage, residential and small-trades.
- 20ft Cargo Worthy : Working contractors, fleet-services, infrastructure-renewal contractors with documented procurement requirements.
- 20ft One-Trip : Premium cottage frontages, and shipping container modification for a Minden site such as guest-cabin conversions, doors, windows, and venting cut at our Brantford yards before delivery.
- 40ft High Cube Wind & Watertight : Larger commercial-supplier and resort operations.
- As-Is: older boxes with floor, frame or door wear, sold below the graded units for donor, cladding or parts use; ask which ones are on hand.
Each grade adds something of its own, and our rundown of how the four grades compare goes deeper. A new (one-trip) unit crossed the ocean once, loaded, on its way from the factory. Its floor, paint and door gaskets are close to new, and we point out any handling mark in the yard. It gives the longest service life and the best resale value, so it suits a guest-cabin build or a frontage the neighbours see.
Cargo Worthy units have passed inspection to carry cargo again, which suits contractors moving gear between sites. Wind & Watertight units show shipping wear outside and stay sealed and dry inside, the whole job of a cottage storage box. Used shipping containers in Minden come in both of these grades. Compare them on our new shipping containers for sale page and the used container grades in stock.
On a cottage box the common add-ons are a man door, so nobody swings the cargo doors for every trip, plus vents against condensation, shelving and a lockbox. Van Blanc fits them at the Brantford yards before the box heads north. The full list sits on our custom container work page.
Three Minden container stories
The Gull River cottage owner: A multi-generation family cottage on the Gull River. The outboard, the kayaks, a snowblower and the dock hardware all need one dry home, ideally on shelving along the container walls. A 20ft Wind & Watertight on a gravel pad behind the cottage takes the lot. For Minden storage that stays on the lot all year, a locked steel box saves hauling gear back to the city each fall. Face the doors to the lane and the boat trailer backs straight up in October.
The Whitewater Preserve operator: A paddling instructor or outfitter working the Minden Wild Water Preserve season. Boats, helmets, spray skirts and slalom gates go away from November to April. A 20ft holds a coach’s kit, and a 40ft on racks holds more boats.
The Horseshoe Lake cottage operator: A family letting cottages on Horseshoe Lake, swapping linens, kayaks and lawn furniture between guests. Everything gets stored over the winter. A 20ft Wind & Watertight near the road keeps it all in one place. Shelving and a lockbox can go in at our Brantford yards before it heads north.
Honest freight: 300 kilometres north-east of our yards
Minden sits in the long-haul Highlands bracket on the Highway 35 spine. The drive from our Brantford yards is approximately 300 kilometres, about four hours each way. We schedule Minden as a 1-3 days delivery.
The freight component for Minden is comparable to Haliburton village, about 26 kilometres further north-east on the Highlands corridor.
Van Blanc builds a Minden quote from four lines. Two are the size and the grade, and our grade-by-grade price ladder explains how grade moves a quote. The third is which units sit in our yards that week, a line the steel market moves. The fourth is per-kilometre freight for the run north. So the cost of a 20ft or a 40ft shipping container delivered to Minden is those four lines, priced for your civic address.
Send the size you want and your postal code. Van Blanc answers with one all-in number for the box, the freight and the placement, usually the same day. You pay on delivery, once the container sits on your pad. Shipping container prices in Minden come back as that one number, with the Highlands run built in. Road Distances and Lane Prep Around Minden
Road distances around Minden Hills are in the table below, measured on the OSRM route planner from east Brantford. The times are free-flowing car times, so a loaded truck takes longer.
| Stop | Road distance | Car time | Roads after Orillia or Toronto |
|---|---|---|---|
| Norland | 272.3 km | 3 h 38 min | Highway 12, Monck Road |
| Minden town centre | 299.5 km | 4 h 6 min | Monck Road, Highway 35 |
| Minden Wild Water Preserve | 305.8 km | 4 h 12 min | Monck Road, Highway 35, County Road 20 |
| Gooderham | 312.4 km | 4 h 13 min | Highway 401, Highway 115, County Road 507 |
| Carnarvon | 314.7 km | 4 h 8 min | Highway 11, Highway 118 |
| Haliburton village | 338.0 km | 4 h 30 min | Highway 11, Highway 118 |
Gooderham is the one stop here where the fastest route swings east on Highway 401 and up Highway 115, away from the Highway 400 corridor.
Lane prep for a cottage delivery is mostly about room for the truck to work. Before the tilt-deck rolls, check for:
- a straight route to the pad, 12 ft across or wider;
- 14 ft or more of clear height under branches, wires and eaves;
- firm, dry ground under the wheels, since a soft spring lane can bog down any heavy truck;
- a level, drained pad of compacted gravel or timber ties under the four corners.
As for whether shipping containers need a foundation: for storage, a level and drained base is what counts. Compacted gravel, or ties or blocks under the corner castings, keeps the floor off wet ground and the doors square. A poured slab is an option and is not needed for a storage box. Permits are managed by your municipality, so ask the local building or planning office before you order.
Send these with a Minden quote request: the civic address, the size and grade, and a photo or two of the lane and the pad. Add which way the doors should face and any pinch point, such as a gate or a low wire. Before the run the driver phones you, then sets the container down where you point. Here is how the tilt-deck lowers the box onto the pad.
Minden Sea Can Scams on Facebook
Cottage operators across the Highlands corridor are a particular target for the Facebook Marketplace shipping container scam. Real Ontario container suppliers have a real address. Ours is in Brantford, 300 kilometres south-west of Minden.
Many people call us about a Facebook bin priced far below ours. Two weeks on, some ring back: the deposit went to a seller with no yard, and the box never came. A listing that undercuts every Ontario yard is the warning sign. When you shop for the cheapest shipping containers near Minden, compare all-in numbers. A delivered Van Blanc quote for your lot gives the container, the freight and the placement as one figure. Then check these before any money moves:
- a street address you can drive to and a yard you can walk (ours is 90 Morton Avenue East, open Monday to Thursday 9:30 to 5 and Friday 9:30 to 4);
- a container number on the exact unit, with photos of that unit and its CSC plate, or a video call from the yard;
- payment on delivery, once the box is on your pad.
Our write-up of the usual container scam tricks covers more warning signs.
Minden and the Haliburton Highlands often need portable storage for a set stretch: a container for the build season, or mobile storage while a cottage changes hands. A used box bought for that stretch can stay on as permanent cottage storage afterward or be sold on, and the quote covers the box and the Highway 35 freight together.
