Seeing the Box Before You Pay

North York buyers have plenty of container listings to pick from, and good reason to be careful with them. Van Blanc answers that with a place you can stand in. Our rows at 90 Morton Avenue East hold 200-plus graded units, each sold outright and tracked by its own number. A shipping container is a steel box built to ISO sizes for ocean freight, 8 ft wide outside. It has a corner casting at each corner and cargo doors on one end. Most Ontario buyers call it a sea can, contractors tend to say c-can, and the steel is the same whichever word you use. Our guide to the four container grades covers how a used box is judged.

North York itself grew fast. According to The Canadian Encyclopedia, it was a township of under 6000 people in 1922. Condo Sites Along Yonge and Sheppard

Tower sites around the Sheppard-Yonge subway station and the North York Civic Centre need lockable space for tools, fittings and high-theft items that cannot sit loose overnight. A 20ft in one-trip or cargo worthy grade suits most hoarded sites. It sits on the ground with no footing poured, and a factory-style lockbox fitted before delivery covers the padlock so bolt cutters cannot reach it. When the building tops out, keep the box for the next project or ask us about buyback.

Storefront Backlots on Sheppard and Finch

Restaurants and shops along Sheppard, Finch, Bathurst and Wilson pay a lot for every square foot inside. Dry stock, paper goods and seasonal displays move to a box out back. A clean cargo worthy 20ft looks tidy behind a customer-facing building. A roll-up door framed into the long side, in a 6, 7, 8 or 10 foot width, saves swinging the cargo doors every morning.

Bungalow Rebuilds in Willowdale and Bayview

When a Willowdale or Bayview Village bungalow is gutted or rebuilt, the owners need somewhere dry for furniture and fixtures for months. Storage containers in North York handle that on the driveway while the trades work inside. A presentable 20ft takes a strip of driveway 19 ft 10 in long and 8 ft wide. The driver sets it tight to the line you point to. When the house is done, keep it as a garden shed, sell it on, or ask us to buy it back.

Downsview, Black Creek and York University Trades

The west side of North York runs on different work. Auto shops, small manufacturers and trades around Keele, Jane, Dufferin and the Downsview lands store parts, tires and tools. They want a 40ft or a 40ft high cube with the extra foot of headroom. Door seals matter more than paint on these lots, so a cargo worthy or wind and watertight box with checked gaskets is the usual pick. The City of Toronto’s Downsview Secondary Plan, in force since August 9, 2024, guides the former airport lands over the next 30 years. Long builds like that are where a bought container earns its keep.

Cheapest Shipping Container by Landed Cost

The cheapest shipping container for a North York lot is the one with the lowest landed cost: box, delivery and placement in one figure. Van Blanc quotes that all-in number for the exact unit, usually the same day, starting from the box prices we post. Grade, size and the run from Brantford move it most, and the step from one grade to the next is usually the biggest single jump. The steel market and season move it too. Welders and builders who plan to cut the shell anyway use it as a donor box. Every used container in our numbered rows carries one of those grade names, and the quote says which.

Odd sizes price the same way. A 12ft unit, 3.66 m long, turns up now and then among the minis and short boxes in recent stock. It is quoted on its condition and doors like any other box. A listing that undercuts every Ontario yard by a wide margin is the scam pattern, so treat it as a warning. A real all-in quote names the container number, the grade and the delivery day.

Delivery Day on Your Street

A North York delivery leaves our Brantford yards on Highway 403, joins the QEW, then takes Highway 427 north to the 401. The OSRM route planner, built on OpenStreetMap, puts Bathurst and Wilson 107.2 km from our yards and Consumers Road 117.4 km. That works out to about 84 to 93 minutes for a car on clear roads. A loaded tilt-deck runs slower, and the 401 sets its own pace, so we book a delivery day and the driver calls before the run. North York Drive Times From Brantford

Lead time on a stocked, unmodified box from our current for-sale rows is 1 to 3 days from a confirmed order. Fast 1-3 day delivery to every region across Ontario is the standard, and every quote comes with a real lead time, not a hopeful one. A box with a new door or insulation ships when the build is finished and inspected, on the date written in your quote.

At the spot itself, the tilt-deck needs a straight, level run in front of where the box will sit. The path must be at least 12 ft wide, with at least 14 ft of open air overhead the whole way. Check the whole path for tree branches, hydro lines and carport roofs. Send a photo taken from where the truck will pull in. Where a tilt-deck cannot make the angle, a HIAB crane truck lifting the box over a fence can reach a tight pad. Line 6 trains have run down the middle of Finch Avenue West since December 7, 2025. The line covers 11 kilometres from Keele Street to Humber College. If your lot is on that stretch, give us the nearest cross street so the driver plans which way to come in. Condo sites and plazas with set delivery hours should send those hours with the order, along with the gate the truck will use.

Payment happens when the box is down and you have looked it over: draft cheque, cash or wire transfer.

Best Foundation for a 40 Foot Container

A 40 foot shipping container needs no poured slab. Its weight rides on four corner castings, so the goal is four firm, level contact points. A compacted gravel pad is the best all-round footing on most Ontario ground because it drains and spreads the load. Solid concrete blocks or treated timbers under each corner also work, and firm, level ground can carry a short stay as it is. Our comparison of ties, blocks and gravel under a box goes deeper.

Keep the four corners within about a centimetre of level, or the doors will bind. A standard 40ft weighs 3,780 kg empty, so a soft lawn will rut under its corners before the first load goes in.

Marketplace Deposit Scams Around the GTA

Container scams follow one script across Ontario, and North York buyers see it too. A clean 20ft shows up on Marketplace for far less than any yard charges. The photos are often lifted from a real yard. Van Blanc has been on the wrong end of it. CBC News included Paul’s case in its coverage of the scam wave. Someone photographed our yard, and within days our containers showed up in fake ads across Ontario. We hear the follow-up often enough. A buyer calls about a Marketplace box priced well under ours, then calls back two weeks later after the deposit vanished.

Before any money moves, run these checks on the seller:

• A yard address you can drive to and walk through during business hours.
• A phone number that has belonged to the business for years, with reviews that go back as far.
• A container number and grade written on the quote and the invoice.
• Payment when the box is on your ground, never before.

Container Sizes You Can Buy in North York

Container sizes for North York lots run from 10ft minis to the 45ft high cube. The 20ft is the usual pick where space is tight: driveways, condo hoarding and the strip behind a storefront. The 20ft dry container spec sheet has door openings and weights for the most common North York box. The 40ft standard and the 40ft high cube share a floor; the high cube adds a foot of height for racking. Where a lot has the length, the 45ft high cube’s 44 ft 6 in floor gives the longest single run of storage we sell.

For the tightest spots, a 10ft takes a footprint of 8 ft by 10 ft, about half a parking stall, and holds roughly 560 cu ft. Grade adds something at every level. New one-trip boxes from the factory bring clean paint, tight doors and the longest service life. Our spec sheets list cargo worthy units as used 8 to 15 years, with a valid CSC re-cert and full door seals. Wind and watertight units, used 12+ years, keep a sealed roof and floor for static storage.
