Why is high-cube the only honest starting point?
A container tiny home loft works in a 40ft high-cube and almost nowhere else. A high-cube gives 8’10” (2,690mm) of interior height versus 7’10” in a standard 40ft. That extra foot is what lets you split the box into a main floor you can stand in and a sleeping loft above it. A standard-height container cannot do both.
If a buyer asks us about a sleeping loft inside a shipping container, the answer starts with the box, not the loft. A standard 40ft dry container has an exterior height of 8’6″ and an interior height of roughly 7’10”. A 40ft high-cube has an exterior height of 9’6″ and an interior height of about 8’10”. That extra foot is the entire reason a loft is even worth considering.

I have spent four years on this yard and grew up around the trade, and I have never once seen a standard-height box turn into a comfortable two-level tiny home. The foot of headroom is not a nice-to-have. It is the whole project.”
Take 8’10” of raw interior and start subtracting. Spray-foam closed-cell insulation on the ceiling steals 2 to 3 inches. Strapping plus a finished ceiling surface (T&G pine, drywall, FRP panel) takes another 1.5 to 2 inches. That leaves the main floor with about 7’10” of finished headroom before you even split it for a loft platform. A standard 8’6″ container, by comparison, finishes around 7′ even, which is below the OBC residential ceiling minimum for any habitable room and below what most adults will accept walking in.
So the first thing we tell anyone working this loft and stair pattern into their wider tiny home plan is: high-cube only. A standard-height 40ft can become a workshop, a hunting cabin, or a backyard studio with a desk and a futon, and we walk through several of those uses when buyers turn a box into something other than a home, but a standard box cannot carry a real sleeping loft. The math does not work, and we will not sell you the wrong box for the project.
What the container actually gives you
40ft high-cube external: 12.19m × 2.44m × 2.90m (40′ × 8′ × 9’6″). Interior: roughly 12.03m × 2.34m × 2.69m (39’5″ × 7’8″ × 8’10”). Internal volume: about 76.3 cubic metres. The width is the constraint a loft cannot fix; the height is the gift a loft can use. Plan around that gift, not around the floor plan you wish you had.
How much headroom does a container loft leave you?
The headroom math for a container tiny home loft is the cross-section a buyer should sketch before they commit. Start with 2,690mm (8’10”) of raw high-cube interior, which is why a brand-new high-cube to start from matters so much when the project depends on every inch. Insulation and finished ceiling: subtract 100mm (4″). Loft platform deck plus the joists carrying it: subtract another 200mm (8″). That leaves about 2,390mm split between two zones: main floor below the loft and loft headroom above.
Most of our buyers who have actually moved into this layout end up close to a 78″/44″ split. Roughly 1,980mm of main-floor standing height under the loft section, and roughly 1,120mm of loft headroom for the mattress and the person sleeping on it. Outside the loft footprint, the main floor keeps the full 7’10” finished ceiling because there is no platform above it.
The 44″ reality check
1,120mm of loft headroom is a sit-up-on-your-elbows space, not a sit-up-fully space. The person sleeping there should test it before they buy. We have had buyers walk our Brantford yard with a tape measure and sit on the floor with their back against a container wall to feel what 44″ of clearance is actually like. If your partner cannot sit up in that envelope without ducking, the loft is not the right move and the bed belongs on the main floor.
The loft footprint itself rarely runs the full 40ft length. Most builds put the sleeping platform over the bathroom and closet zone at one end, which keeps the main living space tall and open from the kitchen through the door. A typical loft is 8 to 10 feet long by the full 7’8″ interior width.
How do you frame a container sleeping loft?
Framing a container sleeping loft starts with the platform, and the platform is the easiest part of the build to get wrong because everyone wants to over-engineer it. A 2×6 ledger lag-bolted into the container’s side rail (the heavy structural channel that runs the full length), 2×6 joists at 16″ on centre spanning the 7’8″ interior width, and a 3/4″ tongue-and-groove plywood deck on top. That assembly is roughly 8″ thick when finished. It carries a queen mattress, two adults, and the storage tote you will absolutely end up shoving up there even though you said you wouldn’t.
The structural call we get most often is whether the platform needs to be cantilevered or whether a single end wall can carry it. In our experience, a 9-foot loft anchored to the side rails on both long sides plus the end wall is the most stable arrangement. The container’s corrugated steel walls flex more than most owners realize when wind hits a freshly placed bin, and the loft platform actually stiffens the box. A cantilevered loft hung off one wall transfers all that load into a single hinge point and the deck telegraphs every footstep.
Insulation between the joists is optional but recommended if the main floor below is heated and the loft is a sleeping zone. Closed-cell foam in the joist bays gives an R-13 envelope and seals the platform against draughts coming up from the LED lighting penetrations you will inevitably drill through the deck.

What goes in the storage under a loft stair?
The storage under a loft stair is the most valuable square foot in a container tiny home, and almost every Pinterest build wastes it. The space underneath the alternating-tread stair is a deep triangular void waiting to be used. The stair sits at roughly 60 degrees from horizontal, which means under the highest end of the stair there is a 7-foot-tall triangular void. Closed off with simple cabinet doors, that triangle becomes the home’s only real coat closet, mechanical access bay, or kitchen pantry.
Our pattern is open-tread risers (no vertical board between the treads) plus cabinet boxes that fit under each tread independently. The open risers keep the main floor visually airy and let kitchen light reach the back of the stair pocket. The cabinet boxes underneath give you 8 to 10 cubic feet of storage per tread, broken into compartments that actually fit groceries, boots, or the propane regulator and gauge for the water heater.
What goes where under the stair
Top three treads (the tallest void): mechanical bay. Hot water tank, electrical panel, propane shut-off if applicable. Middle treads: pantry shelving sized for canned goods and cereal boxes. Bottom three treads: shallow drawers for the spice rack, junk drawer, and the cordless drill you will use to fix everything for the rest of your life. Label the drawers. Container tiny home owners forget which drawer holds what within six weeks. Labels save marriages.
The hardware that makes this work is full-extension drawer slides on the bottom three units (because reaching to the back of a shallow drawer is misery in a tiny space) and soft-close cabinet hinges on the top three. The hardware is all stock catalogue stuff from any decent Ontario cabinet supply house, so what you spend depends on how many treads you build out and the grade of slides you choose.
What loft railing height does the code require?
The loft railing for a container tiny home needs to clear a guard height of 900mm (about 35.4 inches), and the loft edge needs that guard before anyone sleeps up there. The OBC specifies an interior guard height of 900mm (about 35.4 inches) for residential applications above an interior floor or mezzanine, with no opening in the guard large enough to pass a 100mm sphere. That spacing rule is what kills most decorative-baluster designs the homeowner sketches before they read the code.
Our pattern is a wood-frame guard with vertical 3/4″ steel cables (or 1/2″ steel rod balusters) spaced at 95mm on centre. The cables read as transparent so the loft does not feel walled-in, and they pass the sphere rule without question. Top rail is finished 2×4 capped with a 1×6 flat board, sanded and oil-finished. Material cost for a 10-foot guard run is driven mostly by the cable-and-fitting hardware, since the lumber portion is minimal.
The end where the alternating-tread stair meets the loft is where buyers get tripped up. The guard has to continue down the open side of the stair, or there has to be a handrail that meets the same height rule. Our pattern is a continuous wood-and-cable guard that turns the corner at the top of the stair, drops to handrail height on the diagonal alongside the stair, and terminates at the main-floor newel post. The guard becomes the handrail without ever breaking visual line.
Where the railing work happens
We deliver the box; the loft, stair, and railing work all happen after delivery, usually with a local carpenter the owner has already chosen. Many of our Brantford-area buyers do the guard and handrail framing themselves and bring in an electrician for the panel and the lighting penetrations through the deck. What site prep keeps a container loft floor level?
Site prep for a container tiny home loft comes down to one thing: the container has to sit dead level before the loft framing starts. Out of level by more than a quarter-inch over the 40-foot length and the loft deck will telegraph the slope to anyone walking on it. Buyers describe the sensation as standing on a boat at very low tide. Our delivery drivers will set the container on whatever blocking the site has prepared (concrete piers, helical screws, a poured slab, sleepers on compacted gravel) but they will not improvise leveling on site.
The standard pattern is six concrete piers (one under each corner and one under each midpoint of the long sides) set on undisturbed soil below frost line. For Brantford and most of Southern Ontario, frost line is 1.2 metres. The piers carry through to a level top and the container sets on the piers via the corner castings and intermediate brackets. The container’s own steel frame is rigid enough that the loft platform inside stays flat as long as the foundation under it is flat.
The cheapest mistake to avoid
Do not set the container directly on gravel or wood sleepers without piers underneath. Frost heave over a Brantford winter will lift one corner by an inch and a half within two seasons. The interior shows it first in the loft platform, which will start to feel canted under the bed. Spend the pier-and-bracket money before delivery. It is much cheaper than re-leveling after the loft is built.
What does the yard supply, and what do you hire out?

The cuts in the container shell for windows and a door, which we have framed and finished at our Brantford yard before delivery if requested, with steel framing welded into the openings. Insulation goes in through a sub we use for spray-foam closed-cell on the inside of the corrugated walls and the ceiling. Delivery on a tilt-deck truck to your site.
What we do not coordinate: The loft framing. The alternating-tread stair fabrication. The interior wall finishing. The plumbing rough-in. The electrical panel and the inspection. Those happen after we hand over the keys, with trades the owner has selected. We can recommend names of Brantford-area contractors who have done container conversions before, but the contract is between you and them.
For a buyer who wants a single-source turnkey product, a container tiny home builder (there are three or four in Ontario who do this for a living) is the right call, not Van Blanc. A standard 40ft container gives only about 7 feet 10 inches of interior height, and once you subtract insulation and a finished ceiling you are left with roughly 7 feet. Split that for a loft and neither level is usable. A real sleeping loft needs a 40ft high-cube, which adds a full foot of interior height to work with.

Why an alternating-tread stair instead of a ladder?
An alternating-tread stair climbs at roughly 60 degrees, much steeper than a normal staircase but far safer and easier to carry bedding up than a vertical ladder. It also fits the tight footprint of a container tiny home, and the triangular void underneath becomes the home’s best storage. A ladder saves a little floor space but makes the loft a chore to use every night.
