Scarborough: 630,000 residents and Toronto’s eastern district
Scarborough is the largest of Toronto’s six former municipalities, with a population of approximately 630,000 residents. The district occupies the eastern third of the City of Toronto from the Don Valley east to the Pickering border, with a working economy that combines residential density, light-industrial corridors along the rail-and-401 spine, the University of Toronto Scarborough campus, the Centennial College post-secondary cluster, and a substantial Scarborough Health Network regional hospital footprint. Scarborough is at the centre of one of the largest active transit-construction zones in Canada through the late 2020s.
For our work, the buyer mix in Scarborough is concentrated around three substantial drivers. The Scarborough Subway Extension construction programme is producing concentrated multi-billion-dollar contractor demand. The Scarborough Health Network institutional supplier ecosystem services three major hospital sites. And the broader Scarborough commercial-industrial-and-residential contractor base operates a steady year-round demand pattern.
The drive from our Brantford yard is approximately 130 kilometres east via Highway 401, just under two hours each way under normal traffic. We schedule Scarborough as a 2 to 4 business day delivery on the standard GTA-corridor timeline.
billion: the Scarborough Subway Extension
The Scarborough Subway Extension is one of the largest active transit-infrastructure projects in Canada. The over billion route extension has been under construction since 2021 and will extend the TTC’s Line 2 Bloor-Danforth another 7.8 kilometres east, adding three new stations along the alignment. The project’s overall cost more than doubled through 2025 due to scope, schedule, and inflation pressures.
Tunnelling began in January 2023 using the largest tunnel boring machine ever used on a Canadian transit project. The TBM, dubbed “Diggy Scardust” in reference to David Bowie and Scarborough, runs trains in a single tunnel with a diameter of 10.7 metres and is now approximately halfway through its nearly seven-kilometre journey. Construction work at the future Lawrence and McCowan Station site (adjacent to Scarborough Health Network’s General Hospital) progressed through 2025 with piling work, retaining structures, and groundwater barrier installation completed in preparation for station construction.
For the contractor base running the tunnelling, station, and rail-systems work, container demand is structured to the documentation-and-procurement requirements of major-transit-infrastructure construction supply work. A 20ft Cargo Worthy or 40ft High Cube Wind & Watertight container at a contractor staging yard provides the working solution, with documented serial numbers, ISO 6346 marking confirmation, and structural-inspection records supplied as standard for the institutional procurement file. The combined construction footprint will produce sustained contractor demand through approximately 2030.
Scarborough Busway: accelerated to September 2026
The Scarborough Busway, replacing the decommissioned Line 3 Scarborough RT corridor, was announced in December 2025 to be accelerated, with service now scheduled to begin by the end of September 2026 (a year ahead of the previous schedule). Demolition of the original track started in 2024, and construction of the busway began in 2025. The combined Busway construction plus the parallel Subway Extension work has produced one of the most concentrated transit-construction zones in Canada through 2025-2026.
Scarborough Health Network and the regional hospital cluster
Scarborough Health Network operates the regional hospital cluster across multiple sites in Scarborough, including the General, Birchmount, and Centenary hospital campuses. The General Hospital site at Lawrence Avenue East and McCowan Road is directly adjacent to the future Lawrence and McCowan subway station, with the institutional supplier-and-contractor base servicing the hospital network producing a steady year-round demand for documented institutional-grade storage. For the supplier and contractor base in this cluster, container demand is structured to healthcare-procurement requirements with documented procurement-file standards.
Christian, on serving Toronto’s eastern construction zone
“Scarborough is the place where the Subway Extension and the Busway are running construction concurrently in the same district. We are seeing tunnelling-perimeter and station-construction subtrades plus Busway primary-contractor activity on the same dispatch run. Plus the Scarborough Health Network supplier base. The drive from Brantford is just under two hours east on the 401. The relationship is the same one we have with customers fifteen minutes from our gate.”
