The Essex County haul, honestly

If you grow, pack, ship, or service the Essex County greenhouse industry, you have local container options in Windsor, in Lakeshore, in Chatham-Kent, and through brokers connected to the Port of Detroit cross-border supply. A truck from any of those can be at your greenhouse in under an hour. A truck from our Brantford yard takes most of a working day round-trip.

We are not going to pretend otherwise. The freight cost into Essex County reflects the actual road time and fuel. A delivered 20ft Wind-and-Watertight to a Kingsville greenhouse is going to land within a couple of hundred dollars of what a Windsor-local supplier might quote on the box-only price.

What customers in Essex, Kingsville, and Leamington are paying for when they choose us anyway is not freight efficiency. It is everything that happens before and after the truck rolls.

Before: a physical yard with roughly two hundred containers on the ground that you can drive to, walk through, and pick a specific unit from. The serial number on the CSC plate of the box you choose is the serial number on the invoice. The unit you saw is the unit that ships.

What Essex County actually is, and why container demand is shaped the way it is

The Leamington-Kingsville corridor – with Essex Town sitting just north of it – is the highest-density greenhouse vegetable region in North America. Ontario has roughly three thousand acres of greenhouse vegetables, and the great majority of that footprint sits inside a thirty-kilometre arc around Essex County. The Ontario Greenhouse Vegetable Growers count roughly 170 grower members across more than 4,400 acres total. Tomatoes, cucumbers, peppers. Now strawberries (Mucci’s recent thirty-three-acre expansion brought its total under glass to 105 acres, with another fifty acres planned for 2026). Now lettuce at industrial scale (KingsOne Farms’ new 6.5-acre lettuce facility is built to deliver roughly eleven million heads a year).

This is not a hobby. This is a continental supply industry. And it shapes container demand in two ways most other Ontario regions never see.

First: cold chain dominates. A meaningful share of Essex County’s container demand is refrigerated, not dry. Greenhouse vegetables go from picking to shipping in hours, not days, and the buffer storage between harvest and truck-dock is often a refrigerated container parked at the back of the pack line. We sell more reefers into Essex County than into anywhere else in our service area.

Second: industrial-scale operations buy on schedule, not in panic. A grower with sixty acres under glass orders containers the way they order any other capital equipment – with lead time, with spec, with a budget. The chaotic Facebook-Marketplace scam-listing problem that dominates the GTA container market barely exists here. Essex County buyers know what they need, plan months ahead, and want a supplier who can tag a unit for delivery on a date six weeks out. That is the work we do.

The two dominant Essex County buyer profiles

Greenhouse, produce, and pack-line operations

The buyer here is a greenhouse grower (Mucci, Del Fresco, NatureFresh, dozens of smaller independents), a pack-line operator, or a third-party logistics provider servicing the corridor. The container is part of the cold chain or the field-equipment chain. Specific patterns we see:

A 20ft or 40ft High Cube reefer parked at the pack-house dock as overflow refrigerated buffer during peak harvest weeks. Pulls down to roughly minus thirty Celsius (irrelevant for most produce, but a useful upper bound). The actual operating range for greenhouse vegetable buffer storage is more like plus two to plus eight Celsius. We supply units that hold those targets reliably.

A 40ft Standard Dry as secure equipment and parts storage at the back of a greenhouse range. Tomato-clip inventory, vine-twine, harvest crates, irrigation drip-tape spares, fertilizer-injection components, replacement glazing clips. The kind of inventory that has to be dry, locked, and findable when a Saturday-morning emergency hits during peak crop.

A 40ft Standard Dry or 45ft High Cube as on-site staging for incoming inputs (substrate bags, growing media, packaging supplies) before they move into permanent indoor storage.

Grade matters here. For reefer units we recommend Cargo Worthy or One-Trip – the gasket and seal integrity is non-negotiable when you are storing produce that costs more per pallet than the container’s monthly amortization. For dry units used in greenhouse-adjacent storage, Wind-and-Watertight is usually fine.

Industrial, processing, and ag-services

Essex County has a deep industrial base supporting the greenhouse cluster – processors (the Highbury Canco legacy at Leamington and its surrounding tomato-processing footprint), packers, refrigerated logistics fleets, equipment dealers, and the field-service contractors that keep the cluster running.

The container patterns here are different. A processor wants a 45ft High Cube as a sealed sanitized intake or staging room. A refrigerated trucking fleet wants 40ft HC reefers as parked-yard buffer capacity for delayed pickups. An equipment dealer wants a 40ft Standard Dry as a parts and replacement-component cage. A field-service contractor wants a mobile 20ft that follows their crew between greenhouse sites for tool and spare-parts depot.

Different grade conversation: for the processor and the refrigerated-fleet operator, food-grade interior documentation matters and we supply it. For the equipment dealer and the field-service contractor, working-grade Wind-and-Watertight is usually all they need.

What you get by grade and size into Essex County

Every delivered quote includes round-trip tilt-deck delivery, lift-off-and-place at your address (assuming reasonable greenhouse-yard access, which is usually generous), and HST. Two pricing notes specific to Essex County. First, the freight component is higher than other Southwestern Ontario deliveries because the road time is genuinely longer – we do not pretend otherwise, and we do not pad the box price to hide it. Second, our reefer pricing reflects the real market, not the lowball numbers that show up in regional brokered listings. A used Cargo-Worthy 20ft reefer that lands in your Essex County yard is a unit with verified seal integrity, working compressor, and the documentation you would actually use if you were storing produce. The used reefer market in Ontario is small and shallow. There are not hundreds of clean used reefers floating around – there are dozens at any moment. For Essex County buyers we recommend a yard visit specifically for reefer purchases. Read the data plate. Listen to the unit running. Watch the temperature pull down through a five-minute test cycle. Inspect the floor for cargo damage. These are the checks that separate a unit you would put produce into versus a unit you would not. We have these conversations in person on the yard floor with greenhouse operators and pack-house managers regularly, and the result is usually a longer service life and zero regret.

One caveat we are honest about: a used reefer is a working refrigeration system, not a sealed-for-life appliance. Expect to budget a small annual service on the compressor and gaskets.
