The container alone is 25 to 35 percent of the total cost; insulation, electrical, HVAC, and finishes are the rest, which is why the finish level you choose, not the steel box, decides where you land.

Do I need ESA certification for a container office in Ontario?

Yes. Every electrical installation in Ontario, including a temporary site office, must comply with CSA C22.1 (Canadian Electrical Code) and be inspected by the Electrical Safety Authority. The installation has to be performed by a Licensed Electrical Contractor (LEC), an ESA Form 1 notification has to be filed before work begins, and the finished install gets a Certificate of Inspection. What grade of container should I buy for an office build?

One-Trip (essentially new) is the right grade for any container office that will see daily use longer than 18 months. The factory paint and new door seals last decades; the modest cost premium over Cargo Worthy pays back in the second Ontario winter through lower heating costs and no rust bloom on the interior paint. Wind & Watertight is not recommended for office use even though some suppliers push it.

How fast can Van Blanc deliver a container office to my site?

1 to 3 days to most of Ontario from our 4 Brantford yards, including the GTA, Hamilton, Niagara, Waterloo Region, Wellington, Norfolk, Haldimand, and the southwestern fringe. Eastern Ontario runs 1-3 days. Northern Ontario gets quoted per route and runs 5 to 10 days on premium freight. Every quote we issue comes with a real lead time, not a hopeful one.

Can I move my container office between job sites?

Yes. A container office moves between sites on a tilt-deck truck the same way it was delivered. Most general contractors keep one or two container offices in rotation across multiple builds, paying a flat tilt-deck haulage charge for each move within Ontario. The container itself does not need re-certification between moves; the ESA certificate stays valid as long as the electrical install is not modified.

Can I add internet, networking, or VoIP to a container office?

Yes. The standard approach in Ontario is a Cat6 rough-in run from the ESA-certified electrical panel to wall plates at 2 to 4 locations during the build. For remote sites without fibre service, an LTE or Starlink dish on the container roof delivers reliable internet, with the modem and router inside the office. Most contractors spec the Cat6 during the modification stage at the Brantford yard rather than adding it as an aftermarket retrofit, since pulling cable inside a finished container is the most expensive way to do it.

Can a container office include a bathroom or kitchenette?

Yes, with caveats. A self-contained bathroom needs a 30 to 50 gallon fresh water tank, a sealed waste tank, an electric or propane water heater, and a vented exhaust fan, all of which add to a basic install. For multi-year backyard offices a plumbed connection to municipal water and sanitary is the better long-term solution; for jobsite use the self-contained system avoids tying the office to permanent services. A kitchenette (bar sink, mini-fridge, microwave) adds far less than a full bathroom because it skips the plumbing complexity.
